SELL YOUR HOME · REAL SITUATIONS

Need to sell a mobile home with a tenant?

A tenant or other occupant can affect access, timing and closing terms. We review some eligible occupied park homes, but any sale must respect existing occupancy rights, leases and applicable laws.

WHAT TO CHECK

Four facts that help us evaluate the home.

Gather what you know. An agent will verify details before any final offer.

01

Who has the right to occupy

Explain whether there is a written lease, month-to-month arrangement or another occupancy agreement. Do not share unnecessary personal information about occupants through a public form.

02

Notice and inspection access

Identify any contractual notice requirements and when a lawful inspection could take place. We do not recommend unannounced entry or pressuring an occupant.

03

Park approval and lot rent

Find out whose name is on the park lease, which approvals may be required and whether rent or other amounts remain unpaid.

04

Move-out plans and closing

Tell the agent whether the occupant plans to remain, has agreed to move or has been given a lawful notice. A home sale alone does not cancel tenant rights or an eviction process.

OUR PURCHASE PROCESS

Can an agent discuss an occupied home?

Yes, the purchasing team can start with your home details, tenant or occupant arrangements and what you hope to achieve. Any offer or closing timeline depends on the inspection, documents, park terms and what can lawfully be agreed with the occupant. Do not promise vacant possession without a supported written agreement and required legal process.

We cannot provide eviction advice, promise immediate possession or guarantee that a lease ends at a sale. For legal notices, payment disputes or tenant rights, consult a qualified local attorney or appropriate housing authority.
